As the construction phase ends, the teaching begins...

Over the past month a lot has happened at Kamp Kipa. We had small groups working there at the same time as we had a Mother’s Camp at a rented facility in Prescott and a Father/Son camping trip in Flagstaff.

A special announcement was made asking for a large turnout the weekend of October 15 to complete the projects needed to accommodate our first camp. Our request resulted in excess of 110 individual workers to finalize as many projects as we could. Much work was accomplished.

~ Clean and organize the kitchen, unpacking, washing, cleaning and installing shelves

~ Clean and organize the bathrooms

~ Installed all hand washing dispensers, paper towel dispensers and cleaning solution dispensers

~ Built and installed dressing room benches

~ Built the outdoor amphitheater which was ready for use at our first camp. Redwood seats need to be installed for final completion of the benches.

~ Graded, watered and packed aggregate on parking lot, road down to the lodge and cul-de-sac

~ A truck was rented to pick up all the new mattresses delivered to Prescott and delivered and placed in the sleeping cabins

~ A truck was rented to pick up the dining room chairs delivered to Prescott and delivered and placed in the lodge.

~ Installed 170’ drain tile on the East side of the lodge

~ Formed and poured ADA access sidewalk to the lodge

~ Basketball court was formed and concrete was poured and finished

~ Laid out and dug out footings for the volleyball court. The volleyball court did not get completed in time for the Post Confirmation camp.

~ All of the footings for the light poles for the basketball and volley ball courts were dug out and forms set

~ All pathway lighting was completed

~ Set up a small temporary bonfire ring for the use at Post Confirmation camp

~ All metal doors at the lodge are painted

Additional projects need to be completed this fall before closing up the camp for the winter. Several of the projects can be completed in one day with 4-6 workers per project. Project managers have been contacted to ask individuals to assist with completing these tasks.

We would like to take this opportunity to thank all of you who helped contribute this year whether in person, prayer or money. God has blessed our camp.

We had a very good turnout this Saturday, about 60 people including cooks and kitchen help. Thank you to all who continue to give your time and effort to build a camp.

Worked on and completed this week:

Completed backfill of girl's side drain field

Completed rough grade for the camp storage units

Removed three large trees that needed to be dropped for safety purposes

Cut area from hillside south of the girl's side drainfield to prepare a pad for a basketball court

Girl's sauna and bathhouse roof was worked on

Several crews hauled brush from the cabin areas to burn

Up to 20 guys gathered and placed rock on the hillside west of the lodge

Two chain saw crews cut down logs and brush throughout the camp to movable lengths for burning and removal

Completed interior sheeting and paint in the water treatment room, it is ready for equipment to be installed

The drain lines were finished and tied into the collection box and were backfilled

Installed two septic tanks by the girl's bathroom, they need to be adjusted for height, leveled and backfilled

Five electricians worked throughout the camp. We were able to get a majority of the electrical completed:
Exterior lights on lodge and bathhouse
Kitchen is almost complete
Finished wiring for refrigerator and freezer, both are working as expected

Continued work on the west side retaining wall and extended patio. 8-12 guys worked on this throughout the day making it 80% complete

First Two Weeks of August

The last two weeks have seen a better turnout. Thank you to all the kitchen help who have continued to prepare lunches each Saturday this summer and also for all the homemade baked goods.

Worked on and completed:
~ The steps from the Main Lodge to the Outdoor Amphitheater are complete.
~ All drilling and rebar is complete throughout the camp.
~ Continued to burn brush.
~ Drain field backfill is complete on the girls side.
~ Saunas have been sided and are ready for paint. The metal roof was installed on the boys sauna, the girls sauna roof is yet to be completed.
~ Sprayed on a polyurea coating, which is a rubber based coating, in place of tile to waterproof the walls, showers and floors in the boys and girls bathrooms.
~ Most of the kitchen equipment has been delivered.
~ Installed the walk-in refrigerator and freezer.
~ ADA bathroom prepped for tiling.
~ Final electrical in the lodge is complete.
~ Built diversion dams and placed rip rap to minimize erosion.
~ Moved several hundred tons of dirt and AB to backfill from the septic to the drain field and to the expanded patio off of the lodge.
~ Worked on water treatment room. Wiring, framing and siding is complete. The interior sheeting is being worked on this week (8/15/11).
~ Dug out for the last septic tank, waiting to install new tanks. The plan is to install them this week (8/15/11).
~ Collection box for the girls side drain field was installed. Need to finish tying in all of the connector boxes this week (8/15/11).

There are 2 summer working weekends left. We have a need for many workers for each weekend for the rest of the summer.

In summary there are hundreds and hundreds of estimated man hours remaining to complete our summer goals. We would like to remind everyone to help by coming up to Kamp Kipa so we can be ready to hold our first camp this fall.

Again this weekend we had 22 people including cooks. A few tasks were filled but many more remain. Thank you to all who have been able to help at Kamp.



Worked on and completed:

The steps from the Outdoor Amphitheater to the Main Lodge started.
(50% complete)

Drilling and rebar was completed on the girls side, additional steps will need to be completed on both the girls and boys side.

Burned one pile of brush on the boys side.

Work continued on the girls side drain field with finishing sand base, pipes and pads. The girls side drain field needs to be backfilled, unable to backfill due to a flat tire on the tractor.

Started the keystone block retaining wall on the East side of the Main Lodge. (80% complete)

Boys and girls sauna roofs were dried in.

Demolition was completed of the old building that the water filtration equipment will be placed in.   To be completed: There are 4 summer working weekends left.  We have a need for many workers for each weekend for the rest of the summer.

We had a smaller turnout this week again. 22 people including cooks and kitchen help

Worked on and completed:

The steps from the Main Lodge to the Outdoor Amphitheater were worked on. 1 group of 4 will be needed to complete these steps next Saturday.
Drilling and rebar was worked on on the girls side, additional steps will need to be completed on both the girls and boys side.
Pathway and stairs to the Cooks Cabin were completed.
Painters were finishing some of the trim painting on the doors. Electrical panel was worked on in the kitchen.
Clean up of construction debris was accomplished around the saunas and bathhouses, cleaned up the equipment room for the water filtration system and prepared for additional expansion as well.
Benches from the Upper Ramada were brought down to the seating area between the Main Lodge and the Staff Cabin.
Work continued on the girls side drain field with finishing some of the drain areas and digging for adding two additional drain lines.

We have a need for many workers for each weekend for the rest of the summer; we need to work on the following:
Build rock retaining wall on the East side of the Main Lodge.
Continue building the pull out on the road from the Caretakers Cabin to the Main Lodge and move the material for fill to the west side of the lodge.
Need carpenters next weekend to expand the equipment room for the water filtration system.
Need electricians for wiring the boys and the girls saunas.
Continue working on the pathways and spreading gravel on all the pathways.
Continue drilling and installing rebar on the steps (approx 50% complete).
Spread and pack gravel on the maintenance walkway that was graded out last weekend.
Continue general cleanup of the construction materials.
The steps from the main lodge to the outdoor amphitheater needs to be completed.
The sauna framing and sheeting on the girls side needs to be finished.
Boys and girls saunas need wiring and exterior siding installed as well as the sheet metal roof.
The youth have volunteered to build the outdoor amphitheater using logs and material from the property. Steve Wuollet will coordinate this project.

Completed:
Boys side drain field, installed 65 pads as well as the pipes for the drain field.
The main lodge, kitchen and ADA rooms painted.
All interior sleeping cabins are cleaned, vacuumed, washed and ready for paint.
Boys sauna roof was sheeted.
Cut out another pull out on the road from the Caretakers Cabin to the Main Lodge, used the material from that cutout for fill on the west side of the Main Lodge.
Completed clean out under the staff cabin and all around and construction debris was removed.
Completed more pathways by the girls cabins.

To be completed:
Girls side drain field needs the pipes, pads, mesh and final connections before it can be inspected.
Boys side drain field needs final connections as well as put a mesh over the top of the pipes before inspection.
The steps from the main lodge to the outdoor amphitheater needs to be completed.
The sauna framing and sheeting on the girls side needs to be finished.
Boys and girls saunas need wiring and exterior siding installed as well as the sheet metal roof.
FRP for the kitchen was not completed and will need to be done next week.

Once again we had a great turnout with approximately 60 workers! The Kamp is really starting to look finished and progress is becoming more and more evident. Thank you to all who have helped in any way. If the energy can continue all summer, we will be ready for camps before the snowfall.

Lodge:

- The exterior is completely painted and some of the exterior lighting has been installed.
- The kitchen and ADA portions are being sheet-rocked this week.
- The next step for the Lodge/Kitchen is to install FRP on some of the walls to prevent moisture/mold build up around areas with water use. Then it's painting and equipment installation!

Baths:

- The saunas are partially framed and could possibly be completed this weekend (framing portion)
- The slabs will be poured once the framing is done
- The showers have curbs and a sloped floor
- The next step for the baths is to complete framing of saunas and install the siding, trim and windows

Staff Cabin:

- We passed our final inspection with a few items left to finalize. Otherwise it's done!

Septic System:

- Progress continues and both leach fields have been dug and some pipe installed on the Men's side.

We have had excellent turnout during the week but especially on Saturday's. Thanks to all that have made it thus far on either your volunteered Saturday rotation or if you have been helping during the week. For those that have not made it, please get up here and contribute wherever you can because before you know it, everything will be completed. Due to the great turnout, much continues to be accomplished. This last Saturday we had between 25 & 30 workers

Insulation in the kitchen and handicap rooms complete
All backing in kitchen complete
Floor covered/protected for drywall installation
Most of electrical completed in main lodge
Staff cabin electrical completed
Staff cabin stairways completed except for additional Gravel & tamping
Floor was installed in the staff cabin
All girls cabin exteriors stained-complete
Trenching started for lower septic system
Grading begun at upper parking lot
Foundations for new saunas poured

There was additional grading and trenching done these last few days during the week and 5 septic lines out of seven are ready for sand base. The sand has been moved for easy access so we are hoping for a great turnout this Saturday the 24th of June so we can get an inspection next week and final these trenches and then dig and prep the last two.

The current status of each are is as follows:

Main Lodge:

- The exterior body has been caulked and painted. The trim and doors need to be painted.
- The kitchen passed the combo inspection and has been insulated. The drywall will be installed and before this coming weekend.
- Met with the contractor supplying the kitchen equipment. We measured the walls and floor space to make sure all will fit. Freezer measurements finalized.
- Most of finished electrical is complete in the Sanctuary. Sound system/projector, etc at a later date.

Staff Cabin:

- This has been our main focus due to the building permit expiring on June 30th. We will have a final inspection on the 27th.
- The electrical is 100% complete both inside and outside.
- The flooring is complete both wood and vinyl.
- Installed risers on exterior steps and a graspable handrail.
- Cabinets and counter tops will be installed on Thursday this week.
- Final plumbing will be completed on Saturday this week

Excavation:

- Grading has been and continues to be done in the area of the new septic fields. This is all prep work that needs to be done before the drainfield is installed.
- Parking lot near caretakers cabin is nearing the final planning stage. we started grading last Saturday.
- Backfill on the Southwest corner of Lodge. Now the grade is about 8" below the patio slab on West side so you can walk with ease from the Lodge to Staff Cabin,

Grounds:

- Retaining wall (boulders) for above mentioned backfill on SW side of Lodge.
- General cleanup of brush, trash, duff, firewood. (On going focus of the Saturday crews)

Baths:

- Sauna plans were approved and permit obtained.
- The footings and stem walls have been poured.
- The slabs will be poured this week.
- Framing of the sauna's may be as soon as this coming Saturday

Thanks to all for a great turnout again on the weekend of June 10th. There were between 50 – 60 people at Kamp Kipa on Saturday. Coffee and snacks were available during the morning and afternoon, and lunch was served to the whole group. We welcome and need more workers for the rest of the summer! Much was accomplished last weekend including:

Started grading between the staff cabin and lodge

Built steps between staff cabin and lodge

Worked on areas around all cabins to finalize the pathways

Started removing brush and spread out dirt piles in all areas surrounding the cabins and pathways
Completed electrical work in staff cabin; it is now ready to trim
Backfilled the second drain pipe from one of the septic tanks to the drain field to protect the pipes

Completed and painted the exteriors of the lodge, staff cabin and men’s and women’s bathrooms

Cleaned, stained and final-coat sealed kitchen floor and handicapped bedrooms

Continued to move dirt to build up the gathering area adjacent to the patio off the lodge

Removed trees and brush in parking area by caretaker’s cabin
Dug footings for new saunas, they are ready for concrete
Final grading and trenching of drain fields for drainpipe

We had a great turnout last Saturday! We counted approximately 45 people, not all are pictured. Every Saturday this summer all help will enjoy a morning coffee with baked goods, a lunch and an afternoon coffee.

A Belated Update

This update from May 17-23 is late due to Blogger errors. A more recent update will follow soon.

Staff Cabin:

- Interior portion painted, this includes doors, casing and walls
- Some of the electrical outlets were installed

Main Lodge:

- Rough Combo inspection did not pass (not a surprise with a commercial kitchen)
- Fixed winter damaged duct work for Water Heater exhaust
- Installed remaining roof jacks to penetrations through roof on west side of kitchen
- Installed other half of T&G on ceiling in Sanctuary and above fireplace (complete)
- Installed finished plywood to projector screen
- Caulked 2/3 of exterior siding
- Rough electrical work in kitchen finalized

Septic System:

- Obtained new septic permit and laid out where the new system is going

Bathrooms:

- Obtained sauna prints from YC Building officials and have a few revisions that need to be made prior to receiving building permit

Parking/Excavation:

- Planning is in the final stages for the new parking lot and final grades

Main Lodge:

- The 1x6 T&G for the Sanctuary ceiling is pre-stained and half of it has been installed.

- Concrete was poured for the stairs, lower patio and walk-in freezer on the west side.
- The rough electrical work has been completed in the kitchen.
- Some of the can lights/bulbs have been installed in the Sanctuary. Bill J pictured:
- General clean up was done around both the inside and outside of the Lodge

Staff Cabin:

- The floor had some screws missing so Jimmy M was happy to find them!
Baths:

- The new plywood on the walls needs to be perfectly flat in prep for the new Vortex finish, so some of the puttying was completed.

- According to building officials, we should have the permits for the saunas before May 31st.

Parking/Grading:

- Have been in contact with Yavapai County officials in obtaining permits or permission to finalize grade/parking.

Note: The PNF has announced that we are in Stage 1 burn restrictions (Effective 5-11-11). This means: NO burning, smoking outside of vehicles, BBQ grills, fireworks, etc in the NF. The NF has also stated that we can do what we wish on private land and they cannot enforce their rules on our property. However, we have always followed what they have said and have discontinued burning when restrictions have been in place. Yes, I know the snow just melted and we have had some rain recently but it has been really windy up here and winds dry things out fast, especially once it gets warm.

Kamp Kipa Construction Resumes

After a bit of unexpected snow in April, work at Kamp has begun again. We look forward to another busy summer as we prepare to open the camp.

Tasks completed since work resumed May 1st:

Caretakers Cabin:

A. Completed tasks:
1. Fixed a few leaks found in water system - water is on
2. Thoroughly cleaned and touch-up painting completed
3. Removed worn out furniture and replaced with gently used items

B. Tasks needing to be done:
Outside cleanup of slash/logs/brush

Main Lodge:

A. Completed Tasks:
1. Office doors and trim installed
2. Rough electrical in kitchen
3. Rough plumbing in kitchen ready for rough combo inspection
4. Fireplace hearth repaired
5. Kitchen hood system ducts and holding brackets installed and ready for inspection (hood has arrived on site)
6. 1x6 T&G pre-stained
7. Roofing trim work
8. Steps and landing for patio on West side are formed and awaiting concrete

B. Tasks needing to be completed:
1. Install 1x6 T&G on Sanctuary ceiling

- Insulation was installed in the exterior walls
- Drywall has been installed with tape and texture and is expected to be completed by 11/27
- The exterior railing on both sides of the stairs has been fixed. It is now the same height all around.

Lodge:

- New blown-in insulation installed in exterior walls. Kitchen portion is not yet ready and will be done next spring
- As you read this, drywall is being installed in the Sanctuary portion.
- Tape and texture has an expected completion date of 11/27
- Two new sub panels for the interior have been installed in the kitchen. This includes two breakers for temporary power inside the lodge.
- APS (Arizona Power Service) has been summoned to bring power to the Lodge and it may happen sometime before January of 2012.
- Most of the new electrical has been pulled in the Kitchen with completion most likely happening next spring.
- The foundation for the new stairs on the West side - dropping off the patio - have been formed and poured. The actual stairs and lower patio will most likely be poured in the Spring but may yet happen this year.
- All new hardware should be installed on the Lodge doors soon.
- All wiring has been installed for the sound system and overhead projector.
- The roof has been completed over the kitchen. There is a little "trim" to be completed .
- The freezer opening on the West side has been temporarily closed up for the winter. This will keep the entire Lodge "buttoned up"

Bathrooms:

Snow is coming soon to Kamp Kipa! Once it arrives all work will be put on hold and continue with the spring thaw. Water has been shut off to avoid freezing. It has been a busy work season and God has blessed the work at Kamp.

Three patios on the main lodge are prepped and ready for concrete. They will be poured soon if the weather cooperates. The rough electrical in the sanctuary is 90% complete. The roof over the sanctuary is complete except for a ridge cap and roof jacks. The kitchen roof cannot be completed until spring when the walk-in freezer is expected to be installed.

The girl's bath house has new siding on three of four walls and the boy's bath is ready for siding. A leak under the boy's bath house has been detected and repaired.
Both baths have been approved for the Rough Combo inspection. This included framing, plumbing, electrical. Both houses will soon be ready for insulation and drywall.

The staff cabin has also passed the Rough Combo inspection and is ready for insulation and drywall.

The most noticeable project in September has been the new steps running through kamp. A group of 45 volunteers from the community worked on new paths from cabins to ramadas and bath houses. There will be lighting added to the paths in the future.

The next phases for the staff cabin will be insulation and drywall.

The lodge now has new windows, exterior doors and siding. Rough plumbing is complete and the kitchen roof is projected to be finished by the end of September. HVAC and electricity should be complete by mid-October.

The bath houses have new windows, exterior doors, electrical and interior framing. They are ready for siding, which is planned for October.

A summary of the full week's accomplishments:

Main Lodge:
- The exterior walls have the new underlayment on as well as shims to correct the wandering studs. The east side of the lodge is now straight and has window/corner trim on in prep for siding. Siding is ready to be installed on the east side
- Exterior eaves and overhangs have new soffit and venting.
- The new metal roof over the sanctuary portion has been completed.
- HVAC contractor is plugging away at the new system.
- Rough plumbing is in the kitchen and handicap portions. Not 100% complete.
- Underground conduit for electricity to Staff Cabin was installed from Electrical panel on West side to the SW corner
- Installed new grease tank on NW corner

Cabins:
- Completed connection from underground power to all cabins. All cabins have lights and electricity at the outlets
- Cleaned and vacuumed some cabins
- Put the Stony Lake donated mattresses in three of the cabins

Staff Cabin:
- New lap siding, windows, trim, soffits and soffit venting are complete. Exterior is complete with exception to the deck cover, gable vents and metal roof.
- Electrical layout completed. This includes some of the outlets, switches and fixture boxes

Ramada's:
- Installed new lights and outlets in all 5 ramada's

Landscaping:
- There has been a drastic improvement in this area. A large group of workers completed new stairs from the boys bath to the cabins and connected cabins on the boys side (West).
- General cleanup of the grounds performed by youth and children.
- Burned some slash and wood scrap piles

Excavation:

Monday, August 30 through Saturday, September 4 is Kamp Kipa Work Week. There will be work for anyone who can show up any day of the week. There will be lunch/dinner served Friday and breakfast/lunch served Saturday. The following list is a tentative plan for the week:

Saturday the 14th had another large turnout of help. The cabins' windows and shutters were stained and electrical work to the cabins continued. In the lodge a meeting room was framed and the kitchen floored was raised 8" to match the rest of the building's floor. Prep work for the lodge patio continued and it should be ready for concrete soon. Some of the trenches with new electrical conduit were backfilled.

Despite another rainy day, Kamp Kipa saw another large workforce last Saturday. Eleven tradesmen from Colorado traveled down Friday to work on plumbing. They completed the rough-in plumbing in both the girl's and boy's bathrooms and started the staff cabin plumbing. Much more was accomplished Saturday; half of the lodge has been framed, the lower patio is being prepped, the patio and kitchen have been backfilled, and some of the electricity has been run to cabins. Running the electricity includes digging trenches and running conduit and wire. We are so thankful for all of the willing workers and the many accomplished tasks at Kamp. God has blessed our work and we pray for continued blessings.

The past week was a busy one with an abundance of helpers! Saturday brought a very large group from both Phoenix and Prescott.

The lodge acquired new fascia and underlay on the roof.

The plumbing under the kitchen and other projects were attended to in the main lodge.

Old roofing was removed and new roofing begun on the staff cabin. A new waterline was also installed.

New septic lines were laid from the staff cabin to the men's bathroom and a new baffle was constructed for the women's bathroom.

Excavating included lengthening the culvert in order to widen a corner of the road and filling ditches where new septic was run.

All of the cabins are complete with the exception of painting and staining; cleanup of the grounds is finished.

The Work Continues

In the week prior to Father's Day, most of the sewer lines and a new drain field were dug, all electrical work was completed in the cabins and Prescott crews worked 3 days on the cabins completing 5 of the 11 cabins' work.

Another phoenix crew headed for the hills June 19. Their mission for the day was to tear down the metal roofing and tar paper off the main lodge and clean up the felled ramada. Dodging weekend campers, some of who jumped in to help, they accomplished their goals.

When the Prescott crew showed up again on the 21st to continue work on the main lodge's roof, they noticed some major structural issues. Due to poor framing, the walls had not been able to withstand the weight of winter snows and had extensive damage. Prescott has a few skilled framers and they jumped into the project. The picture below shows only one day's progress:

By the end of the week the walls were repaired and the trusses were back in place.

Saturday the 26th brought a new crew from Phoenix. They finished a majority of the work in the remaining 6 cabins. The plans for the staff cabin are ready for action as soon as the cabins are complete. God has blessed the work at the camp!

Activity at Kamp!

After a long, snowy Arizona winter, construction has resumed at Kamp Kipa! Armed with permits, our hardworking guys are able to start some big projects. Dave Edwards of Prescott is the on-site construction coordinater for the summer and will make sure the correct materials are at the camp when crews show up to work. Under his supervision, the footings for the main lodge were poured June 2nd.

Much has been accomplished since the middle of May. The following projects have been completed:

*New septic tanks have been installed in the lodge, staff cabin and boy's/girl's bathrooms; ditches are being dug to run new lines to these

*A lid has been poured for the existing septic tank in the girl's bathroom and a baffle will be poured soon

*Electrical work is complete in 8 out of 11 cabins

*Plumbing issues have been resolved in the caretakers cabin, upper bathroom and underground

*New valves have been installed in both the boy's and girl's bathrooms

*New metal roofs have been installed on both bathrooms

*In the main lodge trenches were dug and plumbing is currently being installed; new footings and a retaining wall for the patio on the west wall were poured

*A collapsed ramada has been in the process of demolition and felled trees have been cleared away

There are many different phases of construction happening simultaneously. Although most cabins have electricity, they still need a lot of work to be up to code; they would need 30 guys' labor for two days at least. The grounds need landscaping, the lodge needs a new roof along with the plumbing that is currently in progress, the ramada needs to be cleaned up from the demolition, and the camp grounds need a general cleanup.

Crews from Phoenix are scheduled every Saturday through October (except July3). If full crews are able to make it, there will be much accomplished each weekend. Please contact Tom Johnson or Greg Janckila to sign up to work. We look forward to a busy summer and appreciate any willing help!

Course Description:
The course will start and finish at the northern most part of the Reach 11 Sports Complex. The run will be along a well groomed, well marked gravel path (easier on your knees than pavement!) that is lined with beautiful desert vegetation, cactus and the occasional desert hare or bird. The course is relatively flat but does have some natural contours to it. There will be two water stations set up along the course.

We have received the permits for the Kamp Kipa Lodge and staff house. We recently received about a foot of snow so we will have to wait until Spring to get started.

We have made great progress with the rented trac-hoe, our dozer and a back-hoe, plus the diligent, skillful, full time efforts of three men. The road has been improved from the saddle (forrest service road), all the way to a much expanded cul-de-sac at the lodge, plus water lines installed to the baths, 4 septic tanks into the ground, and gutted bath houses. One bath has most of its new roof, the other is weather tight.

The fundraising has started and we have a loan offer from a bank. The sun is shinning, the birds are singing; we have a good and gracious God.

It has been some time since this blog was updated . . . but that doesn't mean that things haven't been happening! As we await the final approval on the plans, crews have been taking advantage of the beautiful weather to continue with the clean up at Kamp Kipa. The debris from the demolition of the cabins that were too decrepit to keep have been gathered and hauled away. The underbrush in the forests has been cleared and the grounds are looking very nice.

In the meantime, the LLC has approved co-signing a construction loan for up to $600,000. for remodeling and updating the buildings. We are moving forward with Chase Bank to finalize the funding. The service area congregations (Phoenix, Prescott and Colorado) have approved to support the Kamp Kipa project at $10 per member per month beginning in July/August.

Plans were submitted to the State Fire Marshall and were approved with a few minor corrections; no sprinkler system is required. Plans need red-line items corrected and resubmitted for the permit. This should be our last hurdle.

Once we have the permit and the financing we have the people in place to begin the rough phases of construction. It is hoped that concrete, framing, plumbing, septic repair and water infrastructure can still be done this year.

Many have felt that it would be good to have a caretaker onsite once we start the project, if not this year, then for sure for the next building season. This will be discussed with the LLC.

It is hoped to have a groundbreaking ceremony after we get the permit and funding. We would like to plan for this sometime in September.

Plans to develop a Zion-wide fundraising plan are underway. Shannon Simonson has agreed to head a core committee in Phoenix with a committee member from both Prescott and Colorado. It would also be desirable to have a contact member from each North American congregation to promote the fundraising in their respective congregation.

Kamp Kipa Update

During 2008 progress has continued with the renovation and clean-up of Kamp Kipa. Volunteer crews have demolished extra cabins and structures that we will not be using, as well as continued to clear away brush and debris. Additional crews have worked hard to remodel/update the cabins, which are almost finished.

It may seem to some that progress is moving slowly. We ask you to be patient. There are still several “unknowns” that may affect when we will have an operating camp. The biggest factor is hinging on the submition to, and approval of, the plans by Yavapai County. There may or may not be requirements that we will have to meet which could influence cost (currently estimated at $550,000), time and labor required as we continue to move forward. Even before these plans are returned by the county, it is already known that the anticipated costs are considerably higher than first estimated. Compliance with codes and requirements as well as the development of an access road to our property are contributing factors. We currently have a fund balance of $75,000.

Other areas that are being addressed are: Fundraising, On-site project management, Development of a timeline and scheduling of tasks and projects with volunteer labor, landscaping, and scheduling of continued clean-up crews.

The synergy of this project must be maintained. The crews that come to work out at the camp site are energetic and excited to help with the progress. There is much help needed in all areas, so if you are willing to give in any way with labor or money, please step forward. This camp is YOUR camp. It belongs to you. With joint efforts and God’s blessings, we will one day see Kamp Kipa in use, and wonder how we ever did without it. For now, we will move forward with the physical work in the Spring when the weather permits, with prayers that our efforts will continue to be blessed.

Today was a foggy day with the high of 32 degrees. The Prescott guys built railings on 8 cabins, and also built twelve shutter windows for four cabins. A small crew from Phoenix and a new resident of Arizona, Gary Kesti from Flagstaff, spent the day at Kamp Kipa. They removed the tin roofs off two cabins and that tin was set aside as reusable material. The two cabins and one shed were demolished and all that material was put into the dumpster. The shower stalls were cleaned and all trash removed. That is it for December 6th with a small crew of about 7 or 8.

Cabins: The remodeling of the cabins is going forward very nicely. Nine out of the ten cabins that we are saving have been remodeled or updated. We have some specialty work that needs doing: some tin roof repairs, and work on the footings/foundations for two of the cabins. The shutters/windows will be done by one person to maintain the same look throughout all the cabins.

On the 15th of November we had two cleanup/demolition crews go to camp to focus on cleaning up the cabin remodeling debris, removing and hauling away the extra cabins and one ramada that we will not be using. They also have removed the existing bathroom fixtures, showers, privacy walls etc. in both bath houses.

Bath Houses: The plans for the bath house layout have been approved by the planning committee and county. We have all the necessary permits to remodel the bath houses but we have decided to hold off on the remodeling until spring. The bath houses will be done at the same time as the main lodge because of vandalism concerns. The Colorado congregation will be helping and working with the Arizona crews on the bath houses.

Lodge: We hope to have the lodge permits by year end, which will enable us to get an early start next year.

Sauna: The sauna stove has been switched from a wood burning stove to an electrical stove. The sauna is ready for use.

Clean up will continue to be an ongoing process.

Water: The water system is considered a “community system” and is regulated by the Arizona Department of Environmental Quality (ADEQ). We tested the water for 200 different parameters and it generally meets the ADEQ regulations for health and safety. We must obtain a permit from the ADEQ to construct the improvements. To receive the permit we must send plans and specifications to the ADEQ for review and approval. We are working on the plans. Once the permit is received from the ADEQ we will make the improvements ourselves, with possible assistance by a specialized contractor for areas that need more expertise. Once the construction is completed, it will need to be operated under compliance with ADEQ regulations. This means someone from the church will need to obtain an ADEQ license to operate the water system, or we may subcontract the operation to a person who has the required license.

Donations from the presentations have come in, and if some congregations have not had a presentation, they should contact Jim Moll. Current cash on hand is approximately $80,000. We still hope to have the camp ready by the end of 2009.

Kamp Kipa June Update

The kitchen designer has finished a layout and the planning committee recommends going with the kitchen design as presented by Steve Forstie. With brand new commercial equipment the cost is approximately $100,000 and all equipment will be moveable to the new camp except the vent hood.

The kitchen designer will create a CAD drawing showing the layout and this includes the following items:

Electric design, plumbing design, appliance layout, mechanical design, specifications booklet and pre-construction layout.

This design will take one week and will be sent to Steve Moll to be included in the construction plans.

Propane will be used for cooking and it can also be used in a furnace to heat the Lodge. A structural engineer will need to do an inspection and provide a report prior to submitting plans to Yavapai County.

The demolition permits and cabin permits have been picked up. The permits for the bathrooms have been approved. Scott Raisanen will take care of the cabin remodel work and Lon Kumpula will take care of the demolition work.

APS is setting the power pole this week and will then pull primary and secondary electric lines. Once the electric panels have been approved, we can then purchase the meters. Power will be available for construction.

Parking will be provided along a two-way drive adjacent to the caretaker's cabin. There will be forty parking spots (32 spaces are required per county code). Vehicle access will be limited to the lower lodge area and include a 45' radius cul-de-sac adjacent to the lodge. The site plan will be submitted with the lodge and staff cabin plans. A scope of work will be sent to Kelly Wise engineering for cost estimates. The Camp Planning Committee approved the pedestrian oriented site plan. A garbage area will be in the cul-de-sac.

Our schedule is as follows:
1. Continue clean-up.
2. Demolition beginning of June.
3. Cabin remodel middle of June.
4. Bathhouses end of July.
5. Lodge, staff cabin and site plan submittal to be made at the end of July or beginning of August.

Many factors will come to play in determining if we can reach our goal of summer 2009 for an operational camp. One is weather . . . Snow during the winter months can stall work on the camp. Over 1400 feet of trench for electrical infrastructure was dug which required a jackhammer attachment to a backhoe because of the hard ground. This part of the project is now complete. Arizona Public Service (our electric company) will set the transformers.

One of the cabins was renovated for the purpose of having an inspection and to determine what the needs and costs would be for bringing all the cabins to a useable standard. The cabin was approved as remodeled. The plan is to eventually have 10 cabins similar to this one. The total over-night capacity at the camp will be approximately 100, including staff.
